These two modest sized villages lie further south of Mannings Heath and are set on, or off the Brighton Road. Monks Gate is a hamlet with a smattering of properties, predominantly set along the main road, with a number of historic interest and many of a significant size. Aside from that Monks Gate’s name is believed to relate to a gate that lead into St Leonard’s Forest ad its claim to fame is its association with The Sussex Carol.

In comparison to Monks Gate, Lower Beeding is a thriving metropolis, although in reality a relatively modest village, but boasts a pub The Plough, in addition to two others in the parish, The Wheatsheaf, with an excellent outside play area for children and a highly regarded gastro pub, The Crabtree. The village school, Lower Beeding primary school has less than 100 pupils, but is well regarded and there is also the Holy Trinity Church in the village.

Within the village there are unusually also two hotels. The first “South Lodge” is a luxurious 5?star hotel and country retreat that boasts two restaurants, The Pass a Michelin star restaurant and 2AA Rosette Camellia restaurant and is set within 93 acres of wood & park land. However, the other hotel The Cisswood House, was built as a house for the then chairman of Harrods in 1928 but now offers full wedding and conference facilities, The Garden restaurant, a pool, gym and restaurant.
